About Mortgage Calculator
See what a home really costs each month. Enter the price, down payment, rate and term, then add property tax, home insurance, PMI and HOA fees to get the complete monthly payment and a clear breakdown of where the money goes.
Test a bigger down payment, a 15-year term or extra monthly payments to see the interest and years you save, check when PMI ends, and view or download the full amortization schedule.
Good for
- Deciding how much house you can afford
- Comparing 15 and 30-year mortgages
- Planning extra payments to pay off early
Tip: Put 20% down to avoid PMI — watch the monthly payment drop.
Frequently asked questions
What does the monthly payment include?
Principal and interest, property tax, home insurance, PMI (when the down payment is under 20%) and HOA or maintenance fees — often called PITI.
When does PMI stop?
Here PMI is charged until the loan balance falls to 80% of the home price; the breakdown shows the month it ends.
How much do extra payments save?
Every extra amount goes to principal, so interest falls for the rest of the loan. The calculator shows the interest saved and how many years sooner you finish.
15 or 30 years?
A 15-year mortgage has a higher monthly payment but far less total interest. Switch the term to compare.
